Connect & Align
We start with a call to understand your portfolio structure, entity setup, and current state of your books. We connect your accounts, configure your chart of accounts for real estate, and establish a clear baseline.
Clean & Organize
If your books have gaps or inconsistencies, we work through them systematically. Every transaction is categorized correctly, every account is reconciled, and your records are brought up to date before we move forward.
Maintain Weekly
We review and categorize new transactions every week so nothing accumulates or falls behind. This keeps your books current, catches errors early, and means month-end close is never a scramble.
Close & Review
By the 10th of each month, we close the prior month's books, reconcile all accounts, and prepare your financial statements. Every line is reviewed for accuracy before anything goes out.
Deliver & Improve
We deliver your monthly reports and stay available to answer questions. Over time, we look for ways to improve categorization, refine reporting by property or entity, and give you better financial visibility across your portfolio.
How We Work With Your CPA
- We provide your CPA with clean, reconciled books organized by property and entity, so they can move quickly and accurately.
- We prepare supporting schedules including depreciation, loan amortization, and entity-level profit and loss statements.
- We communicate directly with your CPA during tax season to answer questions and provide any additional detail they need.
- We don't file your taxes. Our job is to make sure your CPA has everything they need to do theirs, on time and without the back-and-forth.
What We Don't Do
Knowing the boundaries upfront makes for a better working relationship. Here's what falls outside the scope of bookkeeping.
No Tax Filing
We prepare your books for your CPA. We don't prepare or file tax returns. For tax filing, you need a licensed CPA or enrolled agent.
No Legal Advice
We can't advise on entity structure, contracts, or legal matters. For questions about LLCs, partnerships, or real estate law, consult a licensed attorney.
No Investment Advice
We track the numbers; we don't tell you what to buy, sell, or hold. For investment guidance on your real estate portfolio, consult a licensed financial advisor.
